1. About us

Rent Ready London is a trading name of Rent Ready Group LTD, a company registered in England and Wales. We provide property refurbishment, maintenance, cleaning, and certification services to landlords and property owners across East London and Essex.

2. Quotes and estimates

The nature of our quotes depends on the type of work involved:

• Fixed-price services such as gas safety certificates, electrical certifications, and carpet cleaning are quoted at a fixed price. The amount agreed is the amount charged, provided the scope of work does not change.
• Refurbishment and larger projects such as kitchen or bathroom works, plastering, flooring, and painting are provided as estimates based on the information available at the time. Final costs may vary if additional work is required once work has commenced, or if the client requests changes to the original brief.

All quotes are provided free of charge and carry no obligation. A quote or estimate remains valid for 30 days from the date it is issued unless otherwise stated.

3. Confirming an agreement

Work will be scheduled once both parties have agreed on the scope, price, and proposed start date. Confirmation may be given verbally, by email, or via WhatsApp. By confirming an instruction to proceed, the client agrees to these Terms and Conditions in full.

We reserve the right to decline any job at our discretion prior to commencement of work.

4. Payment

Payment terms are agreed on a job-by-job basis and will be confirmed at the time of quoting. The following general terms apply:

• For smaller or standard services, payment is due upon completion of the work.
• For larger refurbishment projects, a deposit or staged payments may be required. This will be agreed in advance and confirmed in writing.
• Invoices are due within the timeframe stated on the invoice. Late payment may result in work being paused or future bookings being withheld.

We accept payment by bank transfer. Details will be provided on your invoice.

5. Materials and supplies

The responsibility for supplying materials varies depending on the type of work:

• For some services, Rent Ready London will source and supply all materials required. These costs will be included in the quote or invoiced separately as agreed.
• For other projects, the client may choose to supply their own materials (for example, tiles, flooring, fixtures, or appliances). In this case, Rent Ready London is not responsible for the quality, suitability, or delivery of those materials.
• Where the client supplies materials, any delays caused by late delivery or incorrect items are not the responsibility of Rent Ready London and may affect the agreed timescale.

The arrangement for materials will always be clarified and agreed before work begins.

6. Access to the property

The client is responsible for ensuring that Rent Ready London has safe and unobstructed access to the property on the agreed dates. This includes ensuring that any existing tenants or occupants are made aware of the works.

If access cannot be gained on the scheduled date due to circumstances within the client's control, we reserve the right to charge a call-out fee to cover the time and travel costs incurred.

7. Timescales

All timescales provided are estimates and given in good faith based on the information available at the time of quoting. Completion dates may be affected by factors outside our control, including but not limited to:

• Unforeseen structural or technical issues discovered during work
• Delays in the delivery of materials supplied by the client
• Changes to the agreed scope of work requested by the client
• Weather conditions affecting external works

We will communicate any delays as soon as reasonably possible and work to minimise disruption.

8. Guarantee

Rent Ready London provides a 6-month guarantee on workmanship for all services we carry out. This means that if a defect arises from our work within 6 months of completion, we will return to assess and rectify the issue at no additional cost.

The guarantee does not cover:

• Damage caused by misuse, neglect, or accidental damage after completion
• Issues arising from materials supplied by the client
• Fair wear and tear
• Work carried out or modified by a third party after our completion

Gas and electrical certifications are subject to the relevant regulatory standards and timescales, which take precedence over this general guarantee.

9. Cancellations

We understand that circumstances can change. Our cancellation terms are as follows:

• Cancellation within 14 days of the initial agreement: No charge applies, provided work has not yet commenced.
• Cancellation after 14 days: Where materials have already been ordered or work is imminent, cancellation will be assessed on a case-by-case basis. Any reasonable costs already incurred (such as materials purchased or preparatory work completed) may be charged to the client.
• Once work has commenced: The client will be responsible for payment of work completed to that point, plus any materials purchased for the job.

10. Complaints

We take quality seriously and want every client to be satisfied with the work we carry out. If you have a concern or complaint, please contact us directly as soon as possible:

We will acknowledge your complaint promptly and aim to resolve it to your satisfaction. Where appropriate, we will arrange to revisit the property to assess the issue in person.

11. Liability

Rent Ready London carries appropriate public liability insurance. We take every reasonable precaution to protect your property while work is in progress.

However, our liability is limited as follows:

• We are not liable for any pre-existing defects or conditions at the property that were not disclosed to us prior to work commencing.
• We are not liable for indirect losses, loss of rental income, or consequential damages arising from delays or defects, except where required by law.
• Any claim must be raised with us within the 6-month guarantee period described in section 8.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for any liability that cannot be excluded by law.

12. Governing law

These Terms and Conditions are governed by the laws of England and Wales. Any disputes arising from the services provided by Rent Ready London that cannot be resolved amicably will be subject to the exclusive jurisdiction of the courts of England and Wales.

We may update these terms from time to time. The version published on our website at the time of your instruction applies to your job.
